Sliding sash windows in Burnham

An old village centre with a great deal of twentieth century housing around it. Survey and fitting, or supply only for your own builder.

What is built in Burnham

Burnham keeps a genuine village high street with older brick and rendered frontages and the church behind it, but the parish as a whole is dominated by twentieth century growth: interwar semi-detached housing along the main roads, and substantial postwar development filling the land between the village and Slough. Toward Burnham Beeches the plots become larger and more wooded, with detached houses of various periods scattered along the lanes.

What that means for your windows

Most work here is on interwar and postwar housing, which means the original windows were often replaced once already, in the eighties or nineties, and are now failing for the second time. That is a useful thing to know at survey, because a previous replacement frequently left the opening altered, and a window measured against the current frame rather than the actual opening inherits the last person's mistakes. Concealed trickle vents matter on this stock too, since ventilation now has to be met without a plastic bar spoiling the head of the window.

Two ways to buy in Burnham

Burnham is inside the area our own fitting teams cover, so you can have the whole job done by one company. You can also buy the windows on their own if you have a builder already, which is how most trade customers order.

  • Supplied and fitted. We survey your openings before anything is ordered, so the sizes are our responsibility rather than yours. Our own teams fit, take the old windows away and make good the plaster line, and you get a FENSA certificate and an insurance-backed guarantee on completion.
  • Supplied only. You send a schedule of sizes, choose the colour, glass, hardware and glazing bar layout, and the windows are delivered kerbside for your own fitter. Popular with builders, developers, self-builders and landlords. On a supply-only order the sizes are yours, because nobody from our side has seen the openings.

Questions we get asked in Burnham

Our windows were already replaced once in the nineties. Does that complicate things?

It is very common and it is one of the things a surveyor looks for. An earlier replacement sometimes left a liner or a reduced opening behind, so the new window is measured against the actual structural opening rather than the frame that is there now. That is how you avoid inheriting a previous fitter's compromise.

How is ventilation handled without spoiling the look of the window?

Trickle vents are concealed, which meets the Part F ventilation requirement without a visible plastic bar across the head. Head vents are standard and sash vents are available on request, and the surveyor will confirm what the building needs rather than fitting them everywhere by default.
